Help! Need to replace slab style door hardware/or door

My one car garage with a single slab style door has failing hardware. Garage door guys tell me to upgrade with a sectioned roll up in metal. It's affordable but not the look I want. I would prefer to maintain the integrity of my Eichler home.
My home is in Burlingame. I am looking for advice and local vendors. Thanks!

Hi Susann,

I, also, have a single slab garage door on my Eichler. My other half wanted to go to a sectional (complete with custom grooved panelling to maintain the look) but I didn't like the price tag. We agreed to replace the hardware as a first step and go to the sectional door if that proved inadequate.

Although we don't (yet) use the garage on a regular basis for storing a car, we've used it enough that I think I can declare it a success. If I recall correctly, the hardware was about $350 and the labor about $300. So, for about $700, they swapped out the old hardware for new, installed an automatic garage opener with light, added a keypad entry system on the exterior (carport wall), complete with 2 car remotes.

I don't have any information for garage service companies in your neck of the woods (I'm in San Jose), but you might question potential companies about replacing the existing (likely Stanley) hardware with the following:

Holmes Hardware Model E900 (door hardware)
Chamberlain Liftmaster Professional 1/2 HP (door opener and keypad)

Hi,

I had a rollup, sectional installed for a single door garage. The installer was a nice guy and worked with me to install original siding on the front of the garage door. I recall him explaining that due to the additional weight I needed the appropriate heavy duty springs for the door. Except for the springs he didn't charge me for the siding installation. I think I paid about 1100 total. The end result was excellent! Original look with functionality of new garage door.

Later, I installed a garage door opener which was tricky. I installed the opener on the main beam which was not on center of the garage door. The reason I wanted to do this was cosmetic - had I installed it in the center, the hanger and opener would be visible through the window above the garage door. My house has a low gabled roof. I suppose some home models would not have this issue. I had to custom make brackets for the garage door in order to attach the opener arm to the door.

Susan: I recently restored the front facade of my home, which includes a single car garage and carport combo. I built a new tipping door and was able to get new tipping door hardware.

I'll post the brand and model numbers of the hardware soon. Keep in mind, garage door folks really want to sell you new door units. they don't care about architectural integrity.

Hey Susan,
We have a great technique for lamiating Eichler siding over garage sectional garage doors; I have posted numerous times in this site earlier this year. I have all the info, including the name of a company that will install and laminate the siding to the door, as well a a source for 3/8" Eichler siding in San Mateo/Belmont.
