We really want to connect the den (off the garage, sometimes used as a formal dining room in this model) to the living room with fireplace. currently there is an approx. 12 foot wall between the two rooms with a door way (slider pocket door) to one side. saw the wall opened up at my neighbors house and there was a huge x of 2x 4's running across the central support load bearing beam. hmmmm. put in steel header beam? then remove wall, or just put in low wall with shelves and open upper portion of rooms ? we need more light and flow here. any one ??

sorry, I meant SHEER wall. I may be wrong on the model, flat roof with long 5 panel narrow mistlite hallway panels in atrium. I am wondering if removing/shortening this Sheer wall will add or detract from property, but the flow of this model is rather choppy and the living and den both feel very truncated.

the plan appears to be exactly the same as the LA-81 plan but master bathroom sink vanity is against exterior wall.
