Although many of his most creative designs have gone unbuilt, Art Dyson has a sterling reputation in the Central Valley with built homes like this one at 14240 Killarney Drive.

So might fans of another local talent, artist Corky Nomart, whose work includes pieces at the Bellagio hotel in Las Vegas and design and supervision of restoring the Great Dome over the tomb of Jesus Christ in the Church of the Holy Sepulchre in Jerusalem. The Fresno native and resident contributed custom stained glass and a few sculptures to the house.

In addition to custom homes built atop several knolls, Sumner Hill boasts permanent access to the nearby San Joaquin River.

"It's a private community access, so they have their own road down to the river…specifically for the Sumner Hill community," said the realtor. "A lot of people take their kayaks down there and go kayaking."

Changes are coming though. Another custom house is slated to be built on the knoll next door in 2022, and Madera is also planned as one of the stops on California's high-speed rail line.

The sellers of 14240 Killarney became its second owners in 2015 and have renovated the kitchen with leathered granite counters and the hallway bath with a freestanding tub. They also added solar panels, a new roof, and remote-controlled window blinds. Farrow said other than expected maintenance of the house, "There's nothing huge that needs to get done."

As for the listing's strongest asset, he said, "When it comes to the whole house, it's got to be the layout of the house and the use of natural light."

Farrow said the asking price is driven largely by its unique design, which makes interior square footage "very hard to compute with no right angles in the home."

Then there is the local appeal of Dyson himself, designer of numerous award-winning homes and school buildings throughout the Central Valley and other California locales. He also was lauded two years ago for overseeing the restoration of Frank Lloyd Wright's Fawcett House in Los Banos.

"The average Art Dyson [home] in the area has been selling at the $7K, $750K price point," said the realtor, noting, "When they do come up [for sale], they often sell for extraordinary prices compared to maybe another mid-century modern home."
