Home revisioned in '65 for mid-century TV director seeks new owner with $3.15M tag

The 1965 additions include walls of glass, swimming pool, wraparound deck, walk-in closets, and a guesthouse with bath now used by Langford as a painting studio. One of the most charming features architecturally is the so-called 'spider leg' beams leading to the studio.

An Atomic Ranch magazine profile of the house and another owned by the couple in Palm Springs celebrated reported visits to the house by Hollywood stars Bette Davis, Jack Nicholson, Warren Beatty, and the like.

Frankel said Langford and Ziel "did a remodel when they purchased," and the project focused on enlarging the master bed and bath, revamping the landscape and, of course, new Fleetwood sliders.

"They feel like silk," he gushed, adding that the property in general "is in wonderful condition."

"It's got really beautiful pathways with drought-tolerant, exotic plantings," Frankel said. Referring to an open rain barrels on the .59-acre lot, he added, "Every night these beautiful deer with antlers come and drink from it. It's just really beautiful, peaceful."

Frankel has ample experience with pricy mid-century modern homes, having sold several, including Richard Neutra's Loring House (1958) in the nearby Hollywood Hills for a tidy $5.6M in 2018. He worries that were it not for the splendid update by the current owners, this house might not have survived, especially with its Beverly Hills post office address despite being on the valley side of Mulholland outside BH city limits.

"In my experience, these [houses] are becoming rarer and rarer…as people are tearing them down," commented the realtor.

At the same time, noting the fervent buyer interest in the listing, he concedes, "There's a great appetite for vintage homes with architectural integrity."

Stopping short of calling the home historic, Frankel proffered, "I would say it's architecturally significant."
