I searched the archives and didn't find exactly what I needed. I'll try to explain this clearly.

We just replaced the siding and some beams on the front and side of our home. We would like to replace the metal flashing trim (that comes from under the foam roof) that folds over the top of the siding and in some area the trim board. Hope that made sense. My question is, can that flashing be replaced "easily and without too much expense" without replacing the roof? Is there a way to roll smooth the old flashing? It was not treated well during some work by the previous owner and of course the part at the very front of the house is what looks the worst.

We have a 10 year old foam roof that had a 5 year re-coat which was done incorrectly. The roof looks terrible but we have had no leaks. We are hoping that it will hold for several more years but don't want to wait that long to replace the flashing. Any suggestions or recommendations would be greatly appreciated! To replace the flashing on a foam roof you have to remove part of the roof. After you change the flashing , you will have to have it sealed again with form.

There is a way to replace the flashing without having to pay a lot of money to refoam sections of your roof edge.

You only have to replace a few thousand feet of roofed in flashing before you figure out how to do it the "right" way.

If your goal is for the roof to be watertight and have a great looking flashed edge...have your contractor call and I'll tell him or her how to do it. I may even provide a diagram of the process!
