flooring options

Hi,

Our family room has black stone tile flooring and the living room has square brick like tiles.
What kind of flooring will enhance and appreciate the value of the house?
I am thinking of replacing the tiles with sand colored stone tiles.
I am also thinking of putting radiant heating mats under the tiles.
Are the heating mats reliable and maintenance free?
