Financing?

My wife and I are in the process of looking for an Eichler to buy and remodel. However, it seems that I cannot find a lender who is willing to provide financing for such an endeavor.

Either they'll be willing to loan on the final home (after renovation) or they will loan for purchase and renovation (but only if the total loan is conforming (<$729k)).

I don't have the cash to put 20% down and pay for renovations, and the total price will be well over $729k. Does anyone have any ideas on where to look for loans of this nature?
