fixing leaks in the radiant heating system

Can someone please give me a rough estimate on how much it would cost to fix a leak in the floor pipes. I am in the process of buying an Eichler which has a bulging in the floor which looks like leak. Has copper pipes, and the leak area is very near to the boiler within 2 feet.

You don't say where you are from but there are several reputable radiant heat specialists advertised on this site. It is definitely worth the money to get an estimate from them since it's hard to determine what the exact problem is. There could also be a leak in the domestic water system which could a problem. Either way, they can inspect both systems for you.

Before you purchase an Eichler, I would also advise a roof inspection and someone who can inspection for mold and possible ventilation problems. Its best to uncover any problems before the purchase. Don't be discouraged by what you find since anything can be fixed- just ask any seasoned Eichler homeowner on this site! Good luck.

Thanks Lynn, I am looking at an eichler in the sunnyvale area. I have inspection scheduled for sometime nextweek. I just wanted to get an idea about the ballpark which we would be looking at. Based on the property agents comments, he was indicating of a possible leak (maybe just one) in the radiant heating system and the floor did have a small bulge .

Rahul, it's impossible to determine how many leaks may be in the slab without doing a complete detection and repair. When you have the inspection done they will conduct a hydrostatic pressure test (solid water). The test only determines leak or no leak. If the test drops it simply means there are one or more leaks. Repairing them is process of elimination so they fix one and look for the next until they dont find any. This usually only take one day and the average amount of leaks is 1-5.

Apparently it's against the rules to recomend specific contractors in this forum (public forum huh?) unless they advertise here. Send me an email and I'll let you know what to do. There is one contractor in the bay area that rises above the others when it come to this work.
