Eichler bathroom water leak in floor

I have a leak in the central bathroom floor.
Please email me information on:
1.] A reasonable leak detector tradesperson. and or
2.] A reasonable plumber you had a good experience with to cut into the concrete floor to repair the pipe leak.

I doubt you will get many recommendations for tradespeople since you haven't indicated where you live.

I am not sure if my experience will help you but it may -- or I could be way off base.

When I bought my home (December 2001), I noticed in my bathroom that my vanity was getting mildewy and smelled like mildew but I couldn't see a leak anywhere. The floor was getting mildew stains but there was no leak that I could see. Fast forward to last year when had a toilet removed to clean out my valves, the plumber noticed that my toilet had a complete silicone seal all the round the hole, and somehow the water was being forced into the space between the concrete slab and the tile and that was what was causing this mildewy problem. When the plumber resealed the toilet, he only sealed it say 75% so if something were to happen water would run over the tile and not between. Since the plumber resealed the toilet properly I have not had that mildewy smell.

It is fairly common to have a toilet caulked to linoleum et al. and leaking between the floor covering and the slab or wood floor. If a toilet rocks, it's possible the wax seal is not able to work properly.

It sounds like our 'Mystery Location' man has more information.

If you have a good relationship with a contractor, and like your contractor, it can be a bad idea to recommend their services without some serious consideration. (Serious consideration meaning careful thought)

Michael,

We had a water pipe leak in the guest bathroom slab, which could be fixed by rerouting tubes in the wall - no drilling in the slab. The company we brought in did an awsome job.

You can in the meantime turn off a water valve to your bathroom in order to stop the leak until it is fixed. In most Eichler hallway closets there is a hidden shut off panel (usually with a mahagony cover) which is against the back wall on the ground. You may shut off water to the floors of certain rooms this way.
