You guys are great. Thanks for your comments about countertops. We are not doing concrete, but some sort of engineered quartz, as mentioned. Haven't ordered the colors, but i think i am decided. While we have the floors up, we are testing the heating and replacing the boiler. (It's original.) I love Mr. Bill Lipp, but I wonder if 11k is the price range I should expect for a new 140k btu monitor boiler. Maybe the real question is, Do I really need the largest boiler around? We have a large 5br Eichler, 2 bath, and it is cold at night. The previous DIY owners carpeted the house, so eventually we will pull it, as I understand that keeps the house cooler. Just looking for validation on these decisions, really.

Hi, I just wanted to update folks: we did go with the highest end, largest boiler, and while i have read that with new efficiency, we could have gone smaller, I am so happy with the service and results already. I didn't realize how weak our original boiler was, and want to tell folks: if you are considering replacing your boiler, do yourself a favor and don't wait. it has already made our house so much cozier. Next step, pull up all that carpeting....

Since you make heat by converting from natural gas, the PG&E bill should be higher if you feel cozier.
With all that single pane glass, leaky windows, and incoming cold air through the kitchen exhaust & pantry vents, I have been burning gas without feeling that cozy.
When you install a boiler that is 20% more efficient, you can get 20% more heat for no additional cost....or you can get the same amount of heating and pay 20% less.
Good point about efficiency, but I read that the original AO Smith boilers weren't that inefficient, and that S's old boiler was "weak" compared to his new one. So, he'll find out in a bit whether he's burning more NG Therms for warm or getting more warm/heat from the same NG Therms.
I'm sorry but paying $11k for a new boiler is absurd. Boiler + installation should have been < $5k and you would achieve the same level of 'coziness'.
Can you tell us how they got you to agree to spend $11k? How did this break out in terms of parts/installation cost?

What work was done besides replacing the boiler?
We replaced ours (4 bdrm AA) with tankless system - total cost parts and install was $2600. Cant imagine spending 11k.
